要到一個陌生的城市找房子，真的不是一件容易的事情，還好現在網路發達，大家可以很方便地透過網路跟屋主聯繫訂房，但也因為網路是一個開放式的平台，每個人都可以隨意在網站上放上租屋訊息，所以有些有心人士就利用這個特點，在網路上放上假的租屋廣告進行詐騙。企鵝就身邊朋友遇到的詐騙經驗，整理出來澳洲幾種常見的租屋詐騙手法，希望大家看完後可以避免這樣的事件發生在自己的身上。
詐騙手法一: 不實照片
有些屋主為了方便房客瞭解房屋屋況，都會在房屋出租廣告上放上照片，為了吸引房客入住，會盡量把房子空間拍得很大很乾淨，等到房客抵達後，才發現屋子的真實屋況跟照片差異很大。比較常見的是分租房子客廳的照片很漂亮，但是抵達後才發現客廳也分租給人住，所以沒有足夠的活動空間。
詐騙手法二: 租屋條約不明
有的租屋廣告上並沒有將租屋條約寫得很詳細，像是租屋費用是否包含水電費/瓦斯費/網路...等，直到租客入住後，屋主才開始收取這些額外的費用，由於沒有任何文字證據，所以防課也很難申訴。
詐騙手法三: 查無此屋
這是最惡劣的詐騙手法，詐騙的人在網路上放上完全造假的廣告，騙想要租屋的人匯訂金給他，等到房客到達當地，才發現根本沒有這個房子的存在，不只是損失的金錢，在抵達當天還會遇到無處可柱的窘境。通常使用這個詐騙手法的人，都是相當專業的詐騙集團，他們不僅會提供房屋資訊及屋主的聯絡方式，甚至還會寄信說需要你簽署一份律師的租屋契約，來騙取房客的信任。由於之前有朋友被這樣的手法騙過，下面是詐騙集團提供的租屋契約，讓大家參考一下。

企鵝提醒您~如何防止詐騙發生:
- 相信自己親眼所見: 租房前最好親自看過，如果人在海外，最好找已經在澳洲的朋友協助看房，或是在網路上找一下之前住過的人的評語。
- 有效文字契約: 請房東提供一份詳細的租屋契約內容，裡面清楚標示租金，以及租金涵蓋的範圍，如傢俱,水電費,網路費...等。
- 收據: 如需提前支付訂金，一定要請房東開立收據，收據上必須有日期,金額,房東的聯絡方式及簽名。
- 房東聯絡資訊: 盡量在網路上收尋資料，看是否可以証實確實有這個房東的存在，一般地分租房子比較難找到這樣的資訊，所以建議在海外提前找房子的朋友，最好是以預約背包旅館,飯店,宿舍等為主，因為有營業登記的住處須通過政府的審查，住處的品質比較良好且安全。
